This community gives us a strong foothold in a high-growth, high-income submarket, and we look forward to bringing that same approach to future Florida projects.”

GAINESVILLE, AL, UNITED STATES, August 26, 2026 /EINPresswire.com/ -- AREY Group, a Georgia-based multifamily investment, development, and property management firm, today announced that construction is officially underway on Enclave at Marston, a 75-home build-to-rent (BTR) community in Gainesville, Florida. The milestone follows the closing of the project's construction financing, with site work now in progress and vertical construction expected to begin in early 2027.

Enclave at Marston will feature 75 single-family rental homes, along with eight garage buildings, EV chargers, a clubhouse and swimming pool. Jim Chapman Construction Group (JCCG), a Southeast-based general contractor specializing in build-to-rent communities, is serving as general contractor for the project.

The community will offer spaciously designed, energy-efficient three- and four-bedroom homes featuring stainless steel appliances, quartz countertops, smart thermostats and keyless entry, built for long-term rental demand in one of Gainesville's most sought-after submarkets.

"Gainesville is our entry point into Florida, and Enclave at Marston reflects exactly the kind of opportunity we look for as we expand into new markets across the Southeast," said Travis Griffith, AREY Group, CEO. "This community gives us a strong foothold in a high-growth, high-income submarket, and we look forward to bringing that same approach to future Florida projects."

Enclave at Marston is located minutes from the University of Florida and UF Health, an academic health system anchored by Shands Hospital that employs approximately 13,000 people in Gainesville. The community also sits near the city's Innovation District and the Sid Martin Biotechnology Incubator, in a high-income submarket with limited institutional-quality build-to-rent supply.

“Bringing our first community to Florida represents an important milestone in AREY Group’s continued expansion across the Southeast,” stated Clayton Mays, AREY Group Chief Investment Officer. “Our strategy is centered on developing high-quality rental housing in markets supported by sustained demand. Gainesville exemplifies those characteristics, with compelling housing fundamentals and a diverse, resilient employment base.”
Horizontal construction on Enclave at Marston began in July 2026, with vertical construction expected to begin in early 2027. Leasing is anticipated to begin in the second quarter of 2027, with construction expected to conclude Q4 2027.
